Rodents announce themselves before you see them. Scratching overhead between dusk and midnight usually means roof rats, which travel along the tops of fences, utility lines and tree limbs and enter high on the structure. A faint, patchy rustle inside a wall at any hour, with small dark droppings the size of a grain of rice on a pantry shelf, is more likely mice. Rat droppings are closer to the size of a coffee bean and tend to show up in runways — along a joist, behind the water heater, in the insulation beside an attic walkway. Getting this right at the start matters, because rat extermination and mouse control are not the same job even when they happen in the same house.
Rats are cautious about new objects. A trap dropped in the middle of an attic floor can sit untouched for a week while the rats run a beam eighteen inches away. The work is reading the evidence first — rub marks, urine staining, gnawed sheathing, flattened insulation — and setting on the runway, against structure, with the trigger facing travel. Numbers are usually modest because rat populations in a single home are usually modest. Mice are the opposite. They breed faster, range only a short distance from the nest, and squeeze through a gap you could slide a pencil into, so mouse control means a much denser set of traps in a tighter area, often behind appliances, under sink cabinets and along the sill plate in the garage. Rodenticide has a place outdoors in tamper-resistant stations, but putting bait in an attic or wall cavity trades a noise problem for a smell problem you cannot reach, and it puts pets and local predators at risk. Trapping gives you a body count and tells you when you're done.
Trapping clears what is inside. Exclusion decides whether it stays that way. On the housing stock around Santa Clara, Sunnyvale and Cupertino, the recurring entry points are predictable: unscreened or rusted-through foundation and eave vents, the gap where a rafter tail meets the fascia, dryer and bath fan terminations with failed flapper covers, the chase where refrigerant lines or cable enter the wall, garage door bottom corners, and plumbing penetrations under the house. Older ranch homes and anything that has had a roof or HVAC replaced tend to have more openings, because trades cut holes and do not always close them tightly. Proper rodent exclusion and proofing uses galvanized hardware cloth, sheet metal and mortar fixed into sound material — expanding foam and steel wool on their own get chewed out. The yard matters too. Fruit trees, dense ivy, untrimmed palms and limbs touching the roofline are the ramps rats use, and a bird feeder or unsecured compost will hold a population in place no matter how well the house is sealed.
Once an attic has been occupied for a season, the insulation holds droppings, urine and nesting debris, and the scent trail is an advertisement to the next rodent that comes along the fence line. Attic rodent cleanup and sanitation means removing contaminated insulation, HEPA vacuuming the deck, treating surfaces to break down the odor and biological residue, and checking for chewed wiring and crushed ductwork while the space is open. It should be done after the rodents are out and the entries are sealed, not before, or you are cleaning a room that is still in use. Whether you re-insulate afterward depends on how much coverage was lost.
Cost tracks the physical work more than anything else: how many entry points there are and how high off the ground, roof type and pitch, whether the crawl space is clean and tall enough to work in, the square footage of attic needing cleanup, and whether insulation gets replaced. A single-story home with two eave gaps is a different quote than a two-story with a tile roof and a fouled attic. Before you book anyone, ask whether sealing is included or quoted separately, whether you will get a documented list of entry points, how many return visits are part of the service, and who handles a rodent that dies inside a wall.
